Learn More about the "Assist-to-Own" Down Payment Assistance Program

Down payment is often the biggest hurdle for homebuyers in California, especially in rural areas! — We are here to help make your dreams of purchasing a home a reality with financial assistance to make homebuying easier and more affordable.

The “Assist-to-Own” Program, sponsored by Golden State Finance Authority, provides Down Payment and Closing Cost Assistance (DPA), up to 5.5% of the First Mortgage Loan amount. With the assistance, you may be able to purchase a home with little-to-no money out of pocket and maybe sooner than thought possible.

To be eligible, an individual must be employed BY the County of Humboldt (or any other GSFA Member County). However, the Program can be used to purchase or refinance a property anywhere in California, as long as it will be the employee's primary residence.

  • Financial assistance up to 5.5% of the First Mortgage Loan amount
  • Assistance can be used towards down payment and/or closing costs
  • Homebuyer doesn't have to be a first-time homebuyer to qualify
  • Perfect credit not required. FICO scores as low as 640 can qualify
  • Single-family 1-4 unit residences, condominiums, townhomes and manufactured homes are eligible
  • Flexible income limits (low-to-moderate income)
  • Variety of Mortgage Loan options (FHA, VA, USDA and Conventional Mortgage Loans)

(1) The GSFA Assist-to-Own Program is made possible and administered by Golden State Finance Authority (GSFA), a duly constituted public entity and agency in California. Employment with a GSFA Member County is required for participation in the Program. County of Humboldt is a GSFA Member County and therefore employees of County of Humboldt are eligible to apply for the Program.
